The Process

When you make the decision to rent a specific home, your next step is to fill out an application on-line.

 

  • Complete an application on-line and pay the credit check fee .  Please contact Manager for instructions on how to do this, at (925) 918-2425.
  • If your application is accepted, you will be notified via email and/or a telephone call from us.
  • Your lease will be prepared by us.  We will meet in person to go over the terms of the lease, and  make sure you have a complete understanding of the owners expectations for maintenance of the property, your responsibilities for payment of rent and for requesting repair service.
  • All approved adult tenants will sign the lease in person at the property, with the manager..
  • The security deposit and first month's rent, in the form of a cashier's check or direct deposit will be paid to us prior to occupancy.
  • Do a room-by-room walk-through at the home, utilizing a Move In/Move Out Checklist, noting any items of concern, and answer any questions you may have. Verify the presence of working smoke and carbon monoxide detectors and proper water heater strapping. Go over Homeowner Association Rules, if any, and SF East Bay Property Management Tenant Rules & Expectations.  Sign other disclosures, as applicable.
  • Deliver the keys and remotes, if any. 
  • You will place all applicable utilities into your name.
  • Service requests for repairs are generated on-line and handled as quickly and efficiently as possible, with our trusted team of contractors. All are licensed, bonded and insured. Be prepared to be present to give access when the contractor arrives, or authorize entry by management to give access to the contractor. Manager may be contacted by cell phone in an emergency. We want our tenants to be happy!
  • Rent is late if not received by 6:00 p.m. on the 5th of the month. A late fee, as specified in your lease, will be charged. Rent and late fee are due immediately thereafter. If rent is not paid within 30 days of the due date, legal procedures will commence.
  • Notify us in writing of your intent to move out, giving us at least 30 days notice, and specify your actual date to turn the property back over to us, completely vacant and free of debris. At vacancy, we will do a Move-Out walk-through with the tenant and manager, using the original checklist. Give us your new address information, so that we may forward any security deposit due to you.
  •  We will bring in contractors to give repair estimates, if applicable.
  • Within the time frame required by law, we will provide written notification to you about the disposition of your security deposit. Unpaid late fees, repairs required for other than "normal wear and  tear" and any other chargeable items, will be deducted from your security deposit, and the balance, if any will be returned to you.

        As a tenant renting someone else's home, you will still be liable 

                       for your contractual obligations under your lease.
